The urban disposition came from respecting the logic of the context of the future settlement. The purpose is obtaining a block in open and semi-open type with a minimum distance between facades of 15m. Maximum possible removal of buildings facades resulted in greater comfort and amenities in the use of living space. The most favorable orientation of the tract (north-south) and flats (east-west) for most units guarantees uniform sunshine. Moderate coloring, simple facade treatment, and volume dynamics were obtained by modeling a mask around the loft floor, creating an impression of interesting perspectives while navigating through the site sense of identity and belonging to the settlement.

The inside of the block as a quiet and isolated oasis of greenery protected from traffic flows. Useful for resting, walking and playing ambiently valuable and complementary to the function of a housing. Open active ground floors contribute to a better flow of pedestrians through the location towards parking lots and recreational facilities for residents of the settlement and visitors. The entrances into objects are placed tangent to the flows and movements of pedestrians additionally motivated by the setting of commercial content (premises) along penetrations.

By decomposing the housing, an atrium was created in which the staircase and the elevator were positioned. Introducing daylight over the roof lanterns on the loft floor, contributed to more comfortable residential building. Reduced use of electricity with the use of possible renewable energy sources of the location (geothermal and solar energy) and heat pumps obtained energy more efficient house. A uniform design module of 6.0m spam was selected because it allows a large scale of different housing units organization. Moreover, a simple constructive system provides quick and cost-effective construction.
